FBI Negotiation Tactics for Commercial Real Estate Brokers

Your client isn't lying to you. He's protecting something.

One hour of Bureau interview craft, applied directly to the listing table: the price reduction call, the LOI that stalled, the prospect who says he's happy with his current broker.

Stop having uncomfortable conversations with your clients.

The price reduction call. The listing that's ninety days old. The LOI nobody wants to talk about. You know the conversation is coming, and you know how it usually goes.

It doesn't have to. The discomfort isn't the subject — it's the approach. Change how you open the conversation and your client stops defending and starts telling you what's actually going on.

There's a method for this. It's teachable, and it takes an hour to learn.

Almost nobody in commercial real estate has been taught it.

Who is teaching this

Bryan McCann

Former FBI · SVP, Colliers International · Massimo Group CRE Certified Coach

Bryan spent his FBI career learning how to get people to say the expensive thing out loud. People with considerably more to lose than a listing.

The Bureau moved away from confession-driven interviewing years ago, for one reason: pressure produces false confessions. So the craft changed. Stop trying to make people talk. Start making it cheap for them to talk.

Bryan is in commercial real estate now, closing deals at Colliers with the same craft. He coaches Massimo Group brokers on it.

This is the first time he's teaching the full framework publicly.

What you'll walk out with

01

The three defenses

Rationalization, minimization, projection. Every client under pressure runs one of them. You hear all three weekly. Each takes a different response, and most brokers use the same one on all three. That's why the reduction call goes badly.

02

Four bridges

The exact language that moves blame off a person and onto a circumstance. Including what to say when your client tells you the marketing was weak, and why defending it costs you the price.

03

Eight elicitation techniques

How to get information without asking for it. The deliberate false statement. Bracketing. The five-second pause almost no broker can survive. The Bureau's own material, applied to a listing table.

04

Four conversations

Step by step, in order. Prospecting past "we're happy with our current broker." The listing presentation when the number is already wrong. The price reduction call. The LOI going sideways for a reason nobody has said out loud.

Plus a working handout you keep. The full framework, the tells, and the language, on paper.

This is a live Zoom call, not a webinar you half-watch.

Your camera stays on. That's a requirement, not a preference. If your camera is off, we will ask you to leave the room.

That sounds heavy-handed. Here's why it isn't. Bryan is teaching interview craft, which means the session runs on reading people and practicing language out loud. In a room full of black squares, that doesn't work, and everyone who did show up properly pays for it.

100 seats. That's the cap.

Not a marketing number. It's the largest room where questions still get answered and Bryan can still see who's in front of him.

You have a price reduction call coming.

Maybe this week. Maybe next.

You already know how it goes. He blames the marketing. You defend it. He digs in, you get frustrated, and the number doesn't move. Then day 120 arrives and buyers stop asking why it's priced high and start asking what's wrong with it.

One hour on August 27 changes how that call goes.
